Temporary Use Permit Renewal Application - 243 Elderberry Ave.

PURPOSE

The purpose of this application is to allow for a renewal of a previously issued TUP at 243 Elderberry Street (previously known as 497 Quatsino Blvd) that permitted the processing, storage and sale of natural materials, such as topsoil, masonry sand and silt, and firewood (TUP 01-2023). Under the Local Government Act, TUPs may be issued for a maximum of three years and renewed once for up to an additional three years. The applicant is seeking a three-year renewal of TUP 01-2023.

The Kitimat Official Community Plan (OCP) permits temporary uses in most of the Greenbelt zones including the G5-A zone. The subject property is zoned G5-A Forestry Transition in the Kitimat Municipal Code (KMC). The G5-A zone indicates that temporary uses are permitted in accordance with Part 9, Division 8 of the KMC. Division 8 includes the processing of natural materials as a permitted temporary use for most Greenbelt zones.

Comments on this application received by 12:00 pm on Monday, March 2nd, 2026, will be forwarded to Council as supplemental agenda information. We welcome your attendance at the March 2nd, 2026, Council meeting to receive comments submitted after 12:00 pm.
